CONDITIONS OF SALE AND TAXES

1. Reservation and Payment Methods

The reservation of the chosen housing is made by a payment of six thousand (6000) and ten thousand (10000) euros this payment will be made by credit card or transfer to our bank account. You must provide us with your personal information and the details of the property, which will be given to you by our agent after confirmation of availability. The client has a period of time, to be agreed between the parties involved, to make the reservation. If the reservation is not made within the agreed period, the reservation will be CANCELLED. In case of cancellation by the buyer, the customer will lose the reservation payment. In case of cancellation by the seller, the seller will be obliged to refund the amount equivalent to the reservation to the customer. Depending on the sale price and the property requested, the agency may require additional payments that will be deducted from the sale price, which will be indicated in the earnest money contract.

Expenses and Taxes

The purchase of a home in Spain has the following expenses:

  1. Taxes: the transfer of a property is subject to transfer tax or VAT, as well as the tax on the increase in the value of urban land (Plusvalia Municipal).
  2. Notary fees: These are the fees charged by the Notary for the deed of Sale and Purchase and are calculated according to the tariffs set by the Government.
  3. Registration Fees: These are the fees charged by the Land Registry for the registration of the sale and purchase. These expenses, as well as the Notary fees, are calculated according to the tariffs set by the Government.
  4. Real Estate Agency fees: These are the fees charged by the agency for the work offered, in addition to showing you the property, we take care of checking the ownership of the property, if it has charges or not, that everything is paid up to date, we process the capital gain, changes of ownership in supply contracts, etc…
  5. Management fees: These are the costs that may be incurred for changes in ownership, etc.

Resolution of possible question: who pays these expenses?

  • SELLER: Municipal Capital Gain. That in turn must attach the energy certification and the certificate of occupancy or occupancy.
  • PURCHASER: Transfer Tax, Notary, Registry, Administration Expenses.

These payments are those that are recorded by law.
